Operational Metrics Input:
Median Daily Customer Foot Traffic - How many paying customers do you expect on a regular day?
Median Sale Per Customer - How much will a regular customer be spending per purchase?
Year 1 Months 1-6 Escalator - How much will sales increase month over month? Please note that the first 6 months of most dispensaries being open have depressed sales. Use a figure like 15% if you’re just opening up.
Year 1 Months 6-12 Escalator - Use a much smaller % than months 1-6, cannabis dispensary revenue tends to normalize after 7 months of operations.
Years 2/3 Annual Escalator - Recommended to use a 1-3% as a conservative figure
Initial Investment Input:
Total Initial Investment - Include the estimated costs relating to starting the business. This should represent all of the money you and your partner’s put in to make your first dollar. Everything from licensing fees, attorney fees, accountant and consultant fees, construction buildout costs, inspection fees, rent paid while not operating, working capital for inventory, salaries paid pre-operations. This should represent your total breakeven figure to return all capital to investors.
Monthly Expense Input:
Expense Category; Monthly Cost - Punch in how much monthly you plan to spend on operating expenses such as Advertising, Rent, Utilities, Security, Payroll. Since most cannabis dispensaries rely on 30-day consignment deals for product, actual cost of product does not need to be included.
Expense Category; 471(c) Allocation - The percentage of each line item that will be capitalized to Cost of Goods Sold - please consult with an expert Cannabis CPA if you are unsure of how to allocate.
